So your housing points calculation is a factor of three things.
These three combined is what gives you your overall score.
HOWEVER.
Going back as early as March of this year (some say since launch) there has been a bug that does not calculate any of your score, and all the player sees is their base furniture score.
Right now. I have a home in Windsward (my highest zone rep, I could easily get 1.8 million in a 48 hour period), a home in Monarch Bluffs, and a home in New Corsica.
The only home that shows for me is the one in Monarch Bluffs and ODDLY, my windsward rep grinded and gained, gives me points in monarch bluffs (its not supposed to do this).
There have been a plethora of bug reports filed on this issue, AGS knows about it. They have known about it for 9 months but for some reason, its still not fixed.
I received a PM by someone telling me that the only house that calculates right now, is your āfirst oneā.
Itās broken, it sucks and I wish they would fix it. I came to the game for housing, its the best part for me but since its been broken the game just feels meh.

I know your pain.
The housing system is actually not that bad. If you are committed to grinding out some rep, donāt expect a prime location home to be shown (I get homes that are on main paths, but not facing āhubsā, then youād be surprised to see how often your house will show.
When the game works that isā¦which sadly has not been the case for over 3 months now.
Maybe Iāll grind some reputation with food/arcana just for the satisfaction of seeing it once at the top of the list, but how it works dont make too much sense for me⦠i mean aesthetics doesnāt matter at all haha
ya, unfortunately its hard to get software to recognize āwell decoratedā vs people just spamming high tier items everywhere.
What I can tell you is that whatever home is your āfirstā home, will be the only one that calculates right now.
So for example. If the home you are working on, that you want to be seen is not calculating, sell your other homes and wait a week or so to see your only home (which becomes your first home) calculates.
The hard part is that a lot of the mega companies have crafters who make tons of stuff for the companies, and they use tax gold to buy mats to craft insane amounts, regular players cant keep up. These homes are just about always in prime ābe seenā locations, and oddly rarely decorated in a objectively nice manner.
This is why I say get a home on a path, that players run by, but not a prime one, not in the center of town. If that is your only home or āfirst homeā it should calculate. Just work the heck out of the town board to get your rep up, and keep doing stuff in that zone. ![]()

I have been in Windsward for my primary home since day one, but I am moving to Monarch Bluffs. I love that new aesthetic.
Yes they are really nice, even if the floorboards take some weird curves haha
My favorite city is ebonscale, I like the aesthetics too much and also my mini house, which originally served only for fast travel due to the taxes that were there at the launch of the game, but after having furnished it it has become my favourite ![]()
