Housing Tax is Rent not tax

Weekly tax of up to, well 1,200 on a Tier 4 house is rent, not tax. This system is screwed and I encourage everyone to just dump the housing if you can work out where to store your stuff. Relying on the goodness of our slumlords to drop the taxation rates is points. Amazon Games, you F&cked up AGAIN!

Time for me to go move all my stuff around. Good things travel costs are going down… Oh wait, apparently that is broken as well.

Yep, right now they expect me to pay 18,000 gold per month to keep up my 3 houses, obscene. Rent not tax, great way to put it. I’m over it.

Been saying this for awhile. We shouldt pay rent since we buy it upfront. They should have not had an upfront cost and charged only the rent. People could move when taxes in a city are high.

Everyone who is stuck in EF and WW could simply move.

It is a shame that I can’t burn down the towns when I put a torch to all of my home furnishings.

It’s not that simple. Telling people to move, is even worse because you’re asking them to abandon the initial money… now pay MORE… for tax that really is rent.

There really shouldn’t be a price tag to buy property. Territory Rep and then the weekly “rent”

I’m saying they shouldn’t have an upfront housing cost so people can move.

It is ridiculous the amount of gold a company can earn when there are hundreds of active houses in a town.

It should be company gold, that can only be used for adding more boosts, declare war, creating projects, that cannot be withdrawn to give to an individual player.

Or it should be an annual tax of 10%, that you pay in monthly instalments. That could work.

I have so many issues with the current housing system.

  • Pre server merge, I bought hosing in places that my faction owned. Post server merge, I end up on a server where that is not the case any longer and I don’t dare abandon my house because of the loss in gold! We should have had the option to pick new houses when we merged.

  • Tax are out of control. In this game the only one that is making bank is gold farmers and I am starting to see why we have so many bots. Just in housing tax alone requires me to make 2000 gold a week, to do that I have been gathering, crafting and selling. Both crafting and selling are taxed, so the only thing that I am doing that DOESN’T get taxed is gathering and I have to try to beat the bots to the nodes!!!

  • Chest runs. Yes I can make runs to sell items that I score but that is only resources and materials because the #%$^@#&&# RNG in this game is nuts and to actually get a weapon or armor that someone would actually want has NEVER HAPPENED to me yet.

ok rant over, I don’t feel better but let me get back to gathering.

Main reason to own anything more than a T1 house is the storage. Let me guess, in the future there will be an option to P2W for housing storage.

Real life property taxes are also rent. AGS didn’t invent that idea.

Here are some suggestions to fix the tax issue, as I see it:

Option 1: Remove Property Tax slider from Company control, provide a fixed fee property tax across all territories that can be modified, as it is already through territory reputation.

Option 2: Reduce the max property tax from 10% to 3%.

Option 3: Get rid of the initial cost of the house and refund players who bought a house. Change the wording of “Property Tax” to “Housing Rent”

Option 4: Change your TOS to indicate you are OK with toxic behavior.

No they are not, real life housing tax is nothing compared to what you pay in this game, for example, last year the property tax on my house was around $1000 for the year. You are going to tell me 1500 a week is the same as real life property tax? When I used to rent it was more like 100 to 300 a week, now things are higher, but still not at the rate that this game charges. They need to change the tax to something more reasonable or stop calling it tax.

AGS have re-invented tax, which is ironic since they barely pay any themselves, I am pretty sure Jeff Bazos himself said everyone can afford those kind of taxes.

And eat the cost of the houses? C’mon, man

Except real life property taxes are pretty cheap comparing it to new world, and I only have to cut that check once a year.

My real file property tax is 1.1% YEARLY. Also I can sell my house if I don’t want to pay tax or if I want to move. This system is not even comparable to RL.

I said they should remove the upfront cost.

This is an interesting flip on the discussion. The idea has to settle for a while, but I think I’ll be convinced.

I wonder if the intent is to make you compete with your company to own a settlement so that you get your tax paid etc by withdrawing it/being given it by the company leaders. Want a house? Need to be rich enough to have it? Fight for control of the territory, be the ones who should even have the house at all.

Personally, in the event that is not why it is the way it is, I think it should be:

No up-front cost.
Rent-based.
Renters get free or near-free crafting, massive discount in local trading post.
Let people passing through or town-outsiders pay for crafting/trading instead.
Don’t like it? Then join company in the town you use & enjoy the benefits.
Put cooldowns on company joining. So you cannot just bounce company to company. 60 days.

No, the NW housing scheme is the lease from hell. Large up front cost, regularly scheduled payments (OBSCENE payments, even at the new lowered rates) and nothing of value at turn-in. No option to buy, nothing, you are out the money. However, unlike a car lease, the payments are both variable and completely at the whim of the owning company. No one in their right mind would agree to this in the real world.

Right now, homeowners are just cash cows to be milked by today’s territory owning company. Until AGS provides a way for homeowners to move without eating the house’s cost, forcing territory owners to face actual competition, all efforts at tax relief are just deckchairs on the Titanic.
