Property Tax System is Extortion

House taxes have two dumb yet easy to fix problems…

They are not ‘weekly’… they are on a 5 days period.
1st house dscount is not working correctly…

@NW_Mugsy/@Luxendra, we sincerely request an official response regarding the state of the property tax system. Like to really understand comparing to real life which is % per annum, why in NW it’s so hefty and uncontrolled at uncapped % per 5 days? Are you all looking into the tax policy system and overall economy especially at end-game?

As a tax accountant, seeing all the taxes in this game make me very happy. Unfortunately, they also remind me of my job lol.

Next week I wont pay. And if I can’T use teleport and my storage, I will quit.
Leveling furnishing alone takes days to reach 80 skill for the iron boxes… I think I farmed enough for that house.

To mitigate taxes, you have to do the board quest on that town, and craft there. The more you do quest and craft on that town, your town levels up giving you perks. Those perks have tax reduction including property tax.

See for example, Everfall: Tax trade is decreased 19% and Property Tax 13% decrease.

The downside of town quests is you loose your harvesting resources and you have to always harvest. Owning a home makes you work LOL it really does in this game.

@aurachi, happy paying taxes every 5 days. The town tax discount has diminishing returns every time you upgrade. You won’t see much discount anymore beyond 30%. Also, there is no cap to how much the governor can set. Some servers even set at 50%!

This is why defending town is important. However, not doing it till they fix all the exploits.

But anyways, in order to keep your land to it’s best standing is to defend it or oppose it and hopes the guild will not set high taxes. It can be very political in a sense to where whom you are going to defend or oppose. For example, if you your town is great and paying taxes is low, you obviously want to defend it, but perhaps the other guild will in turn have much lower taxes so you may opt to fight for them.

You’re not getting the point. The tax system is % per 5 days regardless who owns the town. A 10% tax means in less than 10 weeks, you paid for another house just in taxes! You’re talking only one house, how about all 3? Have you also reached 60? When you finished all main quests, there aren’t much option for you to get gold. The trading system also broken, how are you gonna afford paying every other 5 days if you wanna continue getting the perks?

This is why you have to be selective where you live. I have 2 houses and things are okay atm, but you never know things change and it can be a disaster. However, for now I can afford my 2 houses, but if there was a scenario to where I can’t afford it then I’ll abandon it.

My town perk is in the 40s and I only pay 200G for now. If the discount cap is only 30% then maybe they need to increase that, I didn’t realize there as a discount cap. What is the cap to tax is it 10%?

Okay DrAnders now I see that can be an issue! There def needs to be a cap. But wouldn’t that just kill themselves if they did like a 20+% tax increase?

It’s also ridiculous to pay taxes to the point it surpasses the total value of the house in such a short time…lol

There’s no defending this unless you armor is very, very shiny indeed!

I’m starting to think maybe it was a Typo and they ment your paying a downpayment to RENT not to OWN.

OMG I logged in game, and a new faction won the town, and now my taxes went from 700 to 1200K. And I have 30% tax reduction perk. How the heck are these taxes calculated? Where’s the dup gold when you need it.

they get rich ones town is maxed out, fort is maxed. and invasions can be beat. but yes before that it is indeed pumped into towns.
